House Rules Summary

 

These rules aim to ensure comfort and peace for all residents. Everyone must act with consideration for others living in the building and behave in line with good residential etiquette. Residents are also responsible for their guests following the same rules. In addition to these rules, tenants are bound by their lease agreement, public order laws, and other general laws and regulations.


Shared Spaces

 

  • When outer doors are locked, ensure they lock again after you pass through.

  • Loitering is not allowed in common areas. Keep the space clean and orderly.

  • No smoking, loud noise, or unnecessary hanging around in shared spaces.

  • For fire safety, each resident has their own storage space. Do not store items in common areas.

  • Bicycle storage is for bicycles only.

  • Laundry and drying rooms must be used neatly. Book your time using the reservation list, and cancel if needed.

  • Clothes drying is only allowed in designated areas.

  • Sauna can only be used during your reserved time slot. Do not use someone else’s time.

    • Saunas must be vacated before the next user’s turn.

    • Clean up after yourself and shower before entering the sauna.

  • Temporary structures (e.g., signs, antennas, advertisements) require permission from the property management.

  • Report any damages or issues in the building to the property manager or maintenance staff.

  • Keep outdoor areas clean. Do not damage lawns or plants.

  • Store only appropriate items outside.

  • Keep your terrace clean and do not litter (e.g., cigarette butts).

  • Damage to common areas will be charged to the person responsible.


Waste Management

 

  • All household waste and other trash must be taken packed to the appropriate waste bins.

  • Sort waste according to the labels on the bins.

  • Residents must arrange the removal of any non-household waste themselves.

  • Hazardous waste must be taken to the correct facilities according to local regulations.

  • Do not leave any items or waste outside the bins.


Parking Regulations

 

  • Parking spots are for operational vehicles only. Inoperable cars will be removed at the owner’s cost.

  • Park only in designated spaces.

  • Driving or parking in front of building entrances (emergency access) is only allowed in special situations and must be approved.

  • Unauthorized parking on emergency routes may result in fines or towing.

  • Unnecessary engine idling is prohibited.

Visitor parking is strictly for visitors conducting legitimate business at the property.
Residents may not use visitor spaces.


Pets

 

  • Pets must be on a leash at all times.

  • No walking pets on lawns or children’s play areas.

  • Pets must not disturb residents or dirty the building or yard.

  • Owners must clean up after their pets and dispose of waste properly.


Apartments

 

  • Quiet hours: 22:00 – 07:00. Avoid noise during this time.

  • Do not disturb neighbors without their consent.

  • Apartments must be maintained properly.

  • Report leaks or damages to the property manager or janitor immediately.

  • For urgent issues outside office hours, contact the emergency janitor.

  • Do not pour items into toilets or drains that may cause blockages (e.g., food waste, pet waste, sand, stones, etc.).

  • Residents will be charged for any damages they cause.

If you are away for more than 7 days, inform the property manager to ensure proper monitoring of fire, water, and electrical systems.


Moving In / Out Notification

 

You must legally notify both the population register (Digital and Population Data Services Agency) and the property management when moving in or out of an apartment.

Residents must:

  • Sign an electricity contract with a provider from the day of move-in

  • Notify the provider of move-out when leaving


Dusting

 

Rugs and bedding may only be dusted in designated dusting areas.


Violation of Rules

 

Violating these house rules may lead to:

  • Liability for damages

  • Termination of the rental agreement
