Disclaimer for Tenant’s Own Renovation Work
Work Quality
Any renovation carried out by the tenant must be executed carefully and in a professional manner. The work must comply with at least standard good construction practices and current building regulations.
Inspection of Work
The landlord has the right to inspect both the work and its outcome before approving the renovation. The inspection may take place during the work or after its completion.
Liability for Costs
If the work has been performed carelessly, incorrectly, or contrary to instructions, the tenant is responsible for any costs incurred from repairing or redoing the work. The landlord has the right to have the necessary repairs completed by an external contractor at the tenant’s expense.
Materials
The landlord will provide the materials required for the renovation. The tenant is responsible for ensuring that materials are used only for the agreed purpose. Any excess or damaged materials must be returned to the landlord.
Other Conditions

The tenant may not make any structural changes without separate written permission.

The tenant is responsible for ensuring that the renovation does not cause disturbance to other residents or damage to the property.

If the tenant moves out before the renovation is completed, the unfinished work becomes the responsibility of the landlord, and the costs may be charged to the tenant.

If the tenant abandons the work, the landlord has the right to complete it at the tenant’s expense.
Those living under 1 year pay a partial fee:

The landlord is not liable for any injuries or damages that occur during the renovation.
