PROPERTY MAINTENANCE AND UPKEEP
As a rule, Ilmajoen Vuokratalot Oy is responsible for property maintenance and upkeep.
The tenant is responsible for the normal upkeep of the interior and exterior spaces under their control.
The areas under the tenant’s responsibility are specified in the tenancy agreement.
Upkeep includes, for example:

Following house rules

Cleaning the apartment
-
Cleaning floor drains and water traps

Replacing light bulbs
-
Sweeping outdoor stairs and terraces
DIVISION OF RESPONSIBILITIES
Property maintenance is the landlord’s responsibility, while upkeep is the tenant’s responsibility.
The goal is to clarify responsibilities, reduce maintenance costs, and limit unnecessary tenant contacts regarding their own tasks.
Landlord’s responsibilities
Ilmajoen Vuokratalot Oy is responsible for fixed structures and devices related to maintenance, such as:

Heating, electrical, data transfer, water, and ventilation systems

Water taps, fixtures, and appliances
Any exceptions to these responsibilities will be specified separately in the tenancy agreement.
Tenant’s responsibilities
The tenant is responsible for furniture, equipment, and appliances they have purchased themselves. In addition, tenants are responsible for:

Consumable items such as bulbs, fuses, and lubricants

Products requiring installation (e.g. lamps) must be approved by the property manager, and the installation must be carried out by a professional

At the end of the tenancy, such installations must be removed, and the premises restored to their original condition. Installations may be left in place with the property manager’s approval, but no compensation will be paid.
Tenants must immediately inform the landlord or maintenance staff of any defects or damages that fall under the landlord’s responsibility—especially if they may cause additional structural damage. Tenants must also take reasonable action to prevent further damage.
TENANT’S LIABILITY FOR DAMAGES
If a defect or damage is caused by the tenant’s negligence or failure to act, the tenant may be required to cover the repair costs fully or partially. The tenant is also responsible for any damage caused by their guests.
INSURANCE
The landlord holds a full-value property insurance policy, which covers damage to the property, such as:

Water damage

Fire damage
Property insurance does not cover tenants’ personal belongings or indirect damages.
The tenant is required to have a home insurance policy including liability coverage, to protect their property and cover possible damage costs.
OTHER
Property maintenance agreements are based on the responsibility chart, with the aim of:

Reducing maintenance costs, and thereby rents

Clarifying responsibilities for cleaning, snow removal, and lawn mowing
Tenant responsibilities are limited to their own residential area, such as:

Terrace
-
Outdoor steps and walkways
-
Parking space
Storing items in these areas may hinder maintenance. If items need to be moved for maintenance, this increases costs and creates liability issues in case of damage.
YARD WORK UNDER TENANT RESPONSIBILITY

Sweeping and cleaning stairs and walkways (debris, sand, snow, ice)

Keeping the parking space tidy
-
Mowing the lawn in front of the terrace (the width of the apartment + approx. 5 meters from the exterior wall)

Mowing the backyard lawn if it contains the tenant’s own (approved) items
-
Keeping outdoor corridors of terraced buildings tidy
The landlord provides and maintains the necessary tools. If tools are missing or faulty, notify the tenant committee or, if there is no committee, the property manager.
